A Liverpool firm that fits rooflights to real houses
Dockside Skylights is a Liverpool rooflight and skylight installer. We fit and replace them in the homes people across Merseyside actually live in: slate-roofed terraces, tiled 1930s semis, post-war estate houses, bungalows, and the flat-roofed kitchen extensions that sit on the back of all of them. If you have been searching for rooflight fitters on Merseyside, this page tells you who will turn up, what they fit and how the job runs.
We are an installer, not a manufacturer and not a showroom. We do not sell you a unit from a catalogue and leave you to find someone to put it in. We look at the roof first, then choose a rooflight that suits its pitch, covering and timbers, then fit it and finish it inside and out. The name comes from the working waterfront: things on the docks were built to take weather, and so is the way we flash a frame.
We have no public premises or showroom. We are a service-area business, so the survey happens at your house, the quote comes to you in writing, and the fitting team arrives at your door. That is also why you will not find an office address on this site. You reach us through the form, by email, by phone or on WhatsApp.
What we fit and replace
Ten kinds of work make up almost everything we do. The detail for each sits one click away.
- Roof lanterns for kitchen and garden-room extensions, framed in aluminium or uPVC.
- Flat roof rooflights on felt, rubber and fibreglass roofs, set on a proper kerb.
- Pitched roof windows for loft rooms, landings and bathrooms.
- VELUX windows and equivalent makes, new or swapped like for like.
- Electric and opening rooflights for ventilation, with rain sensors where the unit offers them.
- Energy efficient rooflights that meet current Part L figures for existing homes.
- Misted and failed rooflight replacement when the sealed unit has gone or the frame has had its day.
- Walk-on rooflights made for people to stand on, over basements and on roof terraces.
- Conservation rooflights with a slim, flush profile for older roofs and protected streets.
- Sun tunnels for windowless hallways, bathrooms and box rooms.
Most of our work is for homeowners. Small commercial jobs on the same services are welcome too, such as a rooflight over a shop's back store or a sun tunnel into an office corridor.
How a job runs with us
Nothing gets priced from a photo alone. Photos help us prepare, but a price only comes after someone has been on site, looked at the roof from outside, measured the opening and checked what sits underneath: rafters, trusses, joists, insulation, cables and pipes. On a flat roof we look at the covering and the falls. On a pitched roof we look at the slate or tile, the battens and how much headroom you will have under the new window.
- You tell us about the room. Use the form or send a message on WhatsApp. A couple of photos of the roof and the ceiling are useful.
- We survey the roof. One visit, at a time that suits you, to measure and check the structure and access.
- You get a fixed written quote. It names the unit, the size, the glazing, the finish inside and anything paperwork-related.
- We fit, finish and tidy. The roof is weathertight before we leave each day, and the room is cleaned when we hand over.
- The guarantee comes in writing. Ten years on our workmanship, separate from whatever the maker gives on the product.
Where the work is notifiable under the Building Regulations, which a new or replacement rooflight is, we deal with the Building Control notification for you. If planning is a question, for example a front-facing roof window in a conservation area, we tell you before you commit rather than after the unit is ordered.
What we hold ourselves to
There are five things we care about on every roof. They are not slogans; they are the parts of the job where installers most often let people down.
We choose for the roof in front of us
A rooflight that looks right in a brochure can be wrong for a shallow slate pitch or a felt roof with barely any fall. We start from your roof's angle, covering and timbers and work back to the unit, so the window you get is one that will sit properly in that particular roof.
The weathering gets the most attention
When a rooflight lets water in, it is nearly always at the edges: the flashing kit, the upstand, the kerb, the join to the roof covering. That is where our time goes. We use the maker's flashing for the roof type, dress the covering up the kerb to the right height and check it before the scaffold or tower comes down.
The paperwork is ours to handle
Building Control notification is part of the job, not something left for you to discover later. We also explain where permitted development is likely to cover the work and where it will not, and we point you to the right council or planning page when you need to ask.
A straight price and a written promise
You get a survey before any figure, a quote in writing that does not move once you accept it, and a ten-year guarantee on our workmanship. If something unexpected turns up once the roof is open, we stop, show you and agree it in writing before doing anything that changes the price.
Your house is treated as a home
You are usually living in the house while we work. Floors and furniture get dust sheets, the loft or room is cleaned at the end, and old units and offcuts leave with us.
Where we work
We are based in Liverpool and cover about 30 road miles around the city. That takes in the whole of Merseyside, the Wirral, Southport and the Sefton coast, West Lancashire, Wigan, Leigh, St Helens and Warrington, Halton, and Cheshire from Ellesmere Port and Chester across to Northwich. It also crosses the border into Flintshire and the northern edge of Wrexham county borough, where Welsh building rules apply and we deal with the Welsh councils for Building Control.
For every town we cover there is a write-up of its houses, roofs and planning authority. See the full list on our areas we cover page. If your town is not there but you think you are near the edge, ask anyway and we will tell you straight.
